Why does my chimney leak when the shingles look fine?
Chimney leaks are usually a flashing problem, not a shingle problem. Counter flashing and step flashing around the chimney can pull away or corrode and let water in even when the surrounding roof is sound.
Are pipe boots a common leak source?
Yes. The rubber collar around plumbing vent pipes is one of the most common leak points on a roof because the rubber dries and cracks years before the shingles wear out. It is an inexpensive, targeted fix.
